The prep checklist.
This is the exact list that goes out with every booking confirmation. Fifteen minutes of prep the night before is worth more than any edit.
Before we arrive
What sellers handle.
Work the list top to bottom, room by room. Every item exists because a camera sees it.
Every light on, including lamps and cabinet strips
Blinds and curtains open, all facing the same direction
Counters, sinks, and tables completely clear
Toilet lids down, trash cans out of frame
Beds made tight, pillows staged
Pets and pet bowls out of the home
Vehicles out of the driveway and street in front
Lawn mowed, hose coiled, mats pulled
Closets thinned to two-thirds full
Personal photos packed away if the seller prefers
Shoot day
What happens when we arrive.
- We arrive at the confirmed time and walk the agreed shot list: exteriors first while the light cooperates, then room by room.
- Most homes take 60 to 120 minutes on site.
- Reschedules are free up to 24 hours before the shoot. Drone and twilight portions reschedule free within 48 hours for weather; interiors shoot regardless.
- No payment today. You are invoiced after your gallery is delivered.
Delivery
When your gallery arrives.
- Photos are delivered by 5 PM the next day, even after Friday shoots. Rush delivery lands them the same day.
- Video is delivered with your photo gallery, by that same 5 PM next-day deadline.
- Floor plans are delivered within 2 business days.
- Standard delivery is by 5 PM the next day, named in shooting order, sized for MLS upload.
